With freezing temperatures in the forecast, EK Coggin Plumbing wants to ensure your home is protected from the devastating damage caused by frozen and burst pipes. Pipe failures can happen in minutes but cause weeks of repair work.
Use this guide to prepare and know what to do if an emergency strikes!
The Prevention Plan
For All Properties:
- Insulate Vulnerable Pipes: Use insulation sleeves or blankets on pipes in unheated areas like attics, crawl spaces, etc.
- Seal the Envelope: Use caulk or weatherstripping to seal gaps where cold air enters near plumbing lines.
- Maintain Heat: Set your thermostat no lower than 55°F, even if the building is vacant.
- Outdoor Prep: Disconnect all garden hoses and let exterior faucets drip.
Residential Tips:
- Open Cabinets: Keep kitchen and bathroom cabinet doors open to allow warm air to circulate around the plumbing.
- The Drip Method: During extreme cold, let a faucet connected to an exterior wall drip slightly to keep water moving.
The Action Plan (If a Pipe Bursts)
If you discover a leak or a burst pipe, follow these steps immediately to mitigate damage:
- Shut Off the Water: Immediately turn off the Main Water Shut-off Valve.
- Turn Off the Water Heater: To prevent overheating or pressure buildup, turn off the power or gas to your water heater.
- Drain the Lines: Open all faucets to drain remaining water and relieve pressure.
